About us

MTR004 Limited is a closed-ended Alternative Investment Fund (the "Fund") which invests in residential property assets.

Propcure is the trading name of Sturgeon Ventures LLP, which is Authorised and Regulated by the Financial Conduct Authority (FRN: 452811).

The Fund is targeted at Professional Clients, Elective Professional investors, Certified High Net Worth investors, and Certified and Self-Certified Sophisticated investors in the United Kingdom only. The investments to which the promotion relate are not suitable for 'ordinary retail' investors. Prospective investors should refer to the Investment Enquiry section of the website.

Yes we are always keen to attract like-minded investors, but equally they will need to go through the same rigorous onboarding process.

Our expert team and advisors source assets directly from banks, trusts and distressed business sales before they reach the market. All potential deals are appraised through state of the art software, with all key ratios scrutinised.

The strategy is founded on sourcing at a reduced cost whilst being highly selective. We only choose assets which we believe can deliver significant returns to investors.

Propcure investors are able to invest through preference shares with clear rights being documented.

Preference Shares are a type of equity which pays out an agreed dividend. The name ‘preference’ is given because they rank above ordinary shares when it comes to the payment of dividends and return of capital. An ordinary dividend can’t be paid until preferred shareholders have been paid.

There are three ways you can choose to invest:

  • Individual: You can invest with your personal finances. To do this, you will need to submit your valid personal photo ID and proof of address documents (KYC) during the registration process. You will then be allowed to subscribe for shares in the SPV.
  • Corporate: You can invest through your company. You will need to submit company documentation to complete the corporate KYC checks before being able to subscribe for shares in the SPV.
  • Pension: You can invest through your SSAS (Self-Administered Scheme) and SIPP (Self-Invested Personal Pension).

Registering

Scanned copies of your personal valid personal photo ID and a proof of address (dated within the last three months). This is a very quick process if you have all documents to hand.

We accept the following types of ID:

Valid Personal Photo ID (one of the following):

  • A valid passport
  • A valid photo card driving licence
  • National Identity Card (in countries where these are issued)
  • Firearms certificate or shotgun licence issued by a Police Authority
  • Military ID card
  • Council tax bill / demand letter
  • Notification of entitlement to state / local authority benefit
  • Notification of entitlement to tax credit
  • Notification of entitlement to pension from the DWP
  • Notification of entitlement to educational loan / grant
  • Notification of entitlement to other government / local authority grant
  • HMRC (Inland Revenue) coding / assessment / statement / tax credit
  • Gas, electricity, water bill (no mobile telephone bills)
  • Bank statement which clearly state the address

Proof of Address (one of the following no older than 3 months):

  • Council tax bill / demand letter
  • Notification of entitlement to state / local authority benefit
  • Notification of entitlement to tax credit
  • Notification of entitlement to pension from the DWP
  • Notification of entitlement to educational loan / grant
  • Notification of entitlement to other government / local authority grant
  • HMRC (Inland Revenue) coding / assessment / statement / tax credit
  • Gas, electricity, water bill (no mobile telephone bills)
  • Bank statement which clearly state the address
  • To comply with FCA regulations, you must self-certify on our website as either a high net worth individual or a sophisticated investor. Read more by downloading our guide.
  • During registration, you will need scanned copies of your valid personal photo ID and a Proof of Address (dated within the last three months). This should take approximately five minutes if you have all documents to hand. Read more by downloading our guide.

KYC checks are performed to ensure that we have gathered all relevant and necessary information about our customers to suitably and prudently manage risks.

AML checks are performed in accordance with FCA compliance. They are an essential component of KYC policies and work to prevent identity theft, money laundering and financial fraud.

Investing

Yes, you can invest through your company. Please note that you will need to submit company documentation to complete the corporate KYC checks.

We accept the following types of ID:

Company Documentation – all the following documents are required:

  • Valid director photo ID and Proof of Address (dated within the last 3 months)
  • Incorporation documents (Certificate of Incorporation)
  • Proof of company address (dated within the last 3 months)
  • Share certificate or share register

Please note: any directors or shareholders with a shareholding of 15% or more must submit proof of ID and proof of address

Yes, you can invest through your SSAS (Small Self-Administered Scheme) and SIPP (Self-Invested Personal Pension). Please click here to find out more information on investing through your pension.

The minimum investment is currently £100,000 or lower amount if authorised by the investment committee.

A special purpose vehicle (SPV) is a subsidiary company with an asset/liability structure and legal status that makes its obligations secure. They are used to isolate financial risk by maintaining its assets and liabilities on a separate balance sheet.

All of our investment opportunities are subject to thorough due diligence checks, which will include surveys, legal checks on title, as well as our own in-house assessment and approval process. This will include a full lifetime assessment, including if necessary build costs and rental profile.

We have news sections for both investors and tenants as well as a comprehensive dashboard to monitor asset performance.

When you invest, we may occasionally need documentary evidence from you so we know how you came to have the funds (Source of Wealth) or where the investment funds have come from (Source of Funds). You may be required to provide evidence if you identify with one of the following:

  • If you wish to invest more than £250,000 per year (within a 365 day period)
  • If you wish to invest via a bank transfer with an amount over £100,000, or the additional funds are going to take you over £250,000 (within a 365 day period)

Withdrawing

Your funds will be paid directly into your bank from the fund administrator. All transactions including payments can be monitored from your Investor Dashboard.

You must ensure that you are aware of your tax obligations or any related risks that might apply to you as a result of any investment made by you through Propcure. We encourage you to consult with appropriately qualified tax professionals regarding your tax circumstances. Returns are paid gross for Corporate and SSAS/SIPP pension investors.

To comply with HMRC for individuals, we withhold 20% as a basic tax rate where required. Returns are paid gross for Corporate and SSAS/SIPP pension investors.

Propcure will:

  • Log the complaint
  • Acknowledge your complaint
  • Treat the complaint fairly and advise on the next steps
  • Aim to resolve the complaint within 5 working days
  • Provide regular updates until the complaint has been resolved
  • Use any complaints to review the area of business to which it relates

Investors may also contact the Financial Ombudsman Service (FOS) to carry out an independent review of the complaint.
